PMS (Property Management System)

A PMS (Property Management System) is the PM’s operational system: calendars, OTA bookings, guest messaging and often a channel manager. Common examples in Italy: Krossbooking, Avantio, Guesty, Smoobu, Hostaway. Some tools market “all-in-one”; in practice channel manager, PMS and accounting software are different jobs.

The PMS answers “who arrives when on which channel.” Alone it does not answer “what is left net on this unit after OTA, VAT, cleaning and fees.” That is management-control territory — why Dott.House sits on top of the PMS rather than replacing it.
