Who's behind Dott.House

Dott.House was born inside a property management company in Cagliari, Italy, with 100+ properties under management. The same people who write the software manage properties, talk to owners and close the books every month.

Our mission

Automate 100% of the back office of hospitality businesses: finance, invoicing, tax and operations. So the people in hospitality can get back to their guests.

Because every hour spent on invoices and VAT is an hour taken from guests, and a mistake there is expensive. We know: it cost us €25,000.

Edoardo Pisanu

Co-founder · CEO

Founded a property management company in Cagliari and grew it from 1 to 100+ apartments in under three years, with a team of 40. That is where the problem showed up: revenue in the PMS, costs in the tax drawer, margins in a spreadsheet. The software he needed did not exist, so he founded Dott.House. Selected by H-Farm among Italy's 20 most promising founders; lecturer and speaker at Vivere di Turismo Business Academy, AIGAB and TTG.
Francesco Daddi

Co-founder · CFO

A mechanical engineer (Politecnico di Torino), he is CFO of the same property management company: financial strategy, models, owner statements and operational planning. In parallel he co-founded H2D Energy, a deep-tech company decarbonising industry with hybrid hydrogen systems, and drafted a patent application. At Dott.House he owns the numbers: the books the software computes are the ones he closes every month.
Vittorio Carmignani

Co-founder · CTO

Computer engineer (Padova and DTU Copenhagen, summa cum laude), former software engineer at Microsoft and first data engineer at CoinTracker (YC S18). Twice a startup co-founder and CTO, one picked among Denmark's top 20 startups of 2021. Runs a short-term rental of his own in Cagliari, among the best reviewed in town. Builds Dott.House: PMS integrations, tax-drawer sync, per-property margin.

Our story

How Dott.House was born

Dott.House was not designed in a software house. It was born from a mistake we made first, managing real homes with real money.

We made the same mistake too

When we started in property management, we worked out margins roughly in a spreadsheet: revenue from the booking portals, costs from the bank account. It looked like we were making money. The following year's accounts told a different story. The problem was not doing the math: it was trusting incomplete numbers.
The €25,000 lesson

At year-end close, a mistake on OTA commissions and the related VAT put €25,000 of extra taxes in front of us. For a business our size that meant zero cash and no growth. Whole nights rebuilding everything from scratch, until we found the error in time. The lesson: an accountant is a tax professional, not a management one. Delegate control to them and you discover problems when the game is over.
We looked for the cure. It did not exist

We tried financial management tools, expensive ones too: built for generic companies, unable to answer the only questions that matter in short-term rentals. What does each property net, month by month? Which costs eat the margin? Will I have the cash for the next deadlines? We asked our PMS for data access: not available.
So we built it ourselves

Edoardo and Francesco built the first prototype for their own property management company. Vittorio, a computer engineer with Microsoft and a Y Combinator startup behind him, turned it into a product. We tested it every day on our own properties until the numbers added up. Today Dott.House does the same for property managers, hosts and hotels across Italy: it tells you what is left, property by property.

How we work

Margin per property, not the total

A profitable portfolio can hide properties that lose money. Dott.House starts from the single property and rolls up to the total, never the other way round.
Every cost on the property that caused it

Cleaning, utilities, OTA commissions, allocated company costs: every line is attributed and verifiable, so the account stops being a black box.
Built with the people who use it

Features come from real cases at our property management company and at customers, not from an abstract roadmap. What operations need ships in days.
