Owner statement

An owner statement is the periodic (usually monthly) report where the PM explains a unit’s revenue, costs, fees and net. It carries the commercial relationship: missing lines or wrong math erode trust even when operations are solid. Owners typically dispute OTA commissions, cleaning allocations and fee math first.

A professional statement typically covers bookings and channels, gross/net OTA revenue, allocated operating costs (cleaning, utilities, extras), management fee, tourist tax if handled, and owner net — plus tax notes (e.g. cedolare) where relevant. Cadence can be monthly or quarterly; what matters is a fixed cut-off date so late OTA adjustments do not silently rewrite last month.
