The key point isn't the exact value — it's the structure. Between the gross the guest pays and the actual post-tax net there are multiple layers (OTA commission, possible non-deducted VAT, income taxes, running costs). The tax base and deductibility of commissions depend on the tax regime: this determines how much of the gross actually ends up in the host's pocket. Always verify the calculation that applies to your case with your accountant.

What this calculator does NOT include

  • Cleaning fee charged to the guest: typically the host collects it from the guest and passes it through to the cleaning provider ("zero margin" on the cleaning side). For PMs with a margin on cleaning, enable the "I'm a property manager" toggle.
  • PM business overhead (PMS, software, marketing, employees): these should be allocated pro-rata across months and properties, not by single booking. See the full margin calculation.
  • Cancellations and refunds: these affect the actual annual commission measured in OTA reports, not a single confirmed booking.
  • Currency conversion and payment fees: for bookings in foreign currency or with dedicated gateways, there's an additional fee (~1-3%).
  • Tourist tax: the host collects it on behalf of the municipality and remits it — pass-through, zero margin. It doesn't affect the OTA calculation.

How much do OTA commissions cost for a short-term rental?
They vary by platform, listing type, premium programs (e.g. Genius, Preferred Partner), promotions, region, and contract. There's no universal value: the reference is what's written in your OTA contract or in the platform's monthly report. The calculator above works with the commission you enter, so you can simulate your real case instead of using a default that may not reflect your contract.
Is VAT on OTA commissions an additional cost?
It depends on your tax regime and the platform. Some OTAs invoice from EU countries under reverse charge: the host integrates the invoice with Italian VAT and, depending on regime, can deduct it or must treat it as a cost. Other platforms apply Italian VAT directly. The rate and treatment depend on current regulations, the host's tax regime, and the specific contract. That's why the calculator lets you set the VAT rate to apply. Always verify with your accountant (commercialista) for your case.
How are commissions calculated in the calculator above?
Booking gross = nightly rate × number of nights. Commission = gross × % commission you enter. VAT on commission (if you enable the toggle) = commission × % VAT you enter. Net = gross − commission − non-deducted VAT. The effective OTA cost % is (commission + VAT) ÷ gross. The values are indicative and depend on the inputs you provide: use your contract and your tax regime as reference.
Should I also factor in cleaning?
For the host net (this base calculator), no — cleaning fees are often charged to the guest separately and the host passes them through to the provider. For the PM margin (the 'I'm a property manager' toggle), yes — the PM typically has a margin on cleaning or bears the cost directly. For a complete real margin calculation per property (all costs: cleaning, linens, utilities, business overhead, VAT, owner fee), you need structured management control like Dott.House.
Does the calculator include cedolare secca (flat-rate rental tax) or income taxes?
No, the calculator shows the net received after OTA commission (and optionally non-deductible VAT). Taxes are a later step and depend on the regime: cedolare secca (flat-rate rental tax) for private hosts, regime forfettario (flat-rate tax scheme) or simplified/ordinary regime for those with a VAT number (P.IVA).
